What is drainage installation?

Drainage installation is the design and laying of new below-ground pipework that carries waste and rainwater away from a building, including connections to the existing system, inspection chambers for access, gullies and rainwater drainage. New work must meet the Building Regulations (Part H) for falls, access and connections.

FAQs

Drainage installation: your questions answered

Do I need Building Regulations approval for new drains?

Usually, yes. New drainage and alterations to existing drains are covered by Part H of the Building Regulations, which deals with falls, access, materials and connections. Your builder or architect normally handles the application. Building over or near a public sewer may also need Thames Water’s agreement before work starts.

Can I build an extension over a drain?

Sometimes. Building over a private drain is often possible with the right protection and access, but building over or within three metres of a public sewer normally needs the water company’s approval. A CCTV survey first tells you what’s there and its condition, so you can plan around it or divert it.

What is an inspection chamber?

An inspection chamber is an access point into an underground drain, usually under a small square or round cover. It lets engineers see the flow, clear blockages and put a CCTV camera into the pipe. New drainage should include chambers at bends and junctions so it can be maintained without digging.

Can you replace old pitch-fibre drains?

Yes. Pitch-fibre pipes, used mainly in the mid twentieth century, tend to blister, deform and collapse with age. Depending on their condition we either reline them or dig out and replace them with modern plastic pipe. A CCTV survey shows which option suits your drain and how much needs doing.
