Local knowledge

Working in Clerkenwell & Farringdon

Clerkenwell grew up as a working district of printers, watchmakers, gin distillers and warehouses, and much of that building stock survives in new uses. Former factories and warehouses have become loft apartments, design studios and offices, while Georgian terraces around Myddelton Square and Amwell Street sit alongside Victorian housing blocks and post-war estates. Most of the area is in the London Borough of Islington; the southern edge of Farringdon, around Smithfield, falls within the City of London.

Warehouse conversions are a particular source of drainage trouble. The original buildings were designed for a few toilets on each floor, not a kitchen and bathroom in every flat. Conversions often add long horizontal waste runs, pumped systems and connections into old clay or cast-iron drains below the ground floor. Shallow falls, tight bends and joints between old and new materials are where blockages and leaks tend to start, often several floors away from where the symptoms appear.

The district also has the River Fleet running beneath it. The Fleet was covered over long ago and now flows under Farringdon Road as part of the sewer network, heading for the Thames at Blackfriars. In very heavy rain any combined sewer can surcharge, and low-lying properties feel it first. When we are called to a flooding drain, we work out whether the problem is a blockage in your own pipework or an overloaded sewer, clear what can be cleared with jetting, and inspect the line with CCTV.

Restaurants on Exmouth Market, St John Street and around Smithfield add commercial grease to the mix, and Farringdon station, now served by the Elizabeth line, keeps the surrounding streets busy with office workers. Access is generally better than in the West End, but much of the area has controlled parking, Farringdon Road is busy, and most of Clerkenwell is inside the Congestion Charge zone and ULEZ. We plan each visit around the street, and because we work 24 hours a day, out-of-hours visits for businesses are easy to arrange.

Common jobs in Clerkenwell & Farringdon

What we’re usually called out for here

Blocked drains in loft conversions

Long, shallow waste runs in converted warehouses are prone to build-up. We clear the blockage with rods or water jetting, then inspect the pipe on camera to check the falls and joints, so you know whether it is likely to happen again and what would stop it.

Drain relining in older buildings

Cracked clay drains under Victorian and Georgian buildings can often be repaired with no-dig pipe relining, which seals the pipe from the inside without digging up floors or yards. Where the pipe has collapsed or relining is not suitable, we use traditional excavation and explain why first.

Commercial kitchen drainage

Restaurants and cafés around Exmouth Market and Smithfield need drains that keep up with service. We clear grease blockages, jet kitchen drains and inspect the lines with CCTV, working before or after trading hours so the kitchen can stay open.

FAQs

Clerkenwell & Farringdon questions

Do you cover Clerkenwell and Farringdon at weekends?

Yes. We are open 24 hours a day, seven days a week, including weekends, and we cover all of EC1R, EC1M and EC1V. Call 020 3670 7648 at any time. We give free quotations and confirm the price with you before any work starts.

Why does my warehouse flat drain keep blocking?

Often because the waste pipe runs a long way with very little fall, so solids and grease settle out. Joints between old and new pipe materials are another common cause. We clear the blockage and use a CCTV camera to find what is behind it. Call for a free quote.

Do you cover the Smithfield side of Farringdon?

Yes. Although the area around Smithfield is in the City of London rather than Islington, it is part of our regular area. We handle blocked drains, sewer blockages, plumbing emergencies and commercial drainage there 24 hours a day, seven days a week. Call for a free quote.
